Job Title: Builder / Project Manager
Location: Jahi, Abuja (FCT)

Responsibilities
Management Support and Project Procurement:
- Assist top management to provide day to day project management supervision for all our projects and associated implementation activities embarked upon by the company
- Assist management to develop documentations/presentations advancing the company’s interest in ventures where consortium arrangement exists
- To maximize project margin and add value to the construction process by proactive involvement in procurement, cost management and reporting. To derive best value from suppliers and subcontractors
Contract Surveying:
- To carry out weekly/monthly valuations of work in progress, including forecasting of final costs and sales
- Measure, value, submit and negotiate contract variations
- Provide advice to project staff on commercial and contractual matters including reviewing and drafting of correspondence
- Standard vetting of sub-contractor tenders and contracts
- Ensure that business commercial processes are adhered to at project level
- Assist in preparation and adherence to project purchasing, targeting and costing budgets
Technical Input:
- Actual construction of all our buildings (commercial & residential) through direct labor
- Ensure high quality and cost-effective construction of all our buildings
- Be responsible for the management of all site assets including fixed and none fixed assets, building materials, etc
- Provide cost and material estimates to guide project costing
- Ensure that all resources are efficiently utilized
- Source for subcontractors and other competent technical persons when required
- Source for reliable supplier’s if/when the need arises
- You shall be responsible to liaise with all Government Agencies with regards to the development of the Estate. Invite Development Control team for relevant inspections and approvals
- You shall carry out steel and concrete tests, specifying mix ratios
- You shall work with site staff and other relevant professionals for the effective and efficient execution of the project
- You shall work with the Structural Engineer and Architect on site as a team for the effective and efficient execution of the Project
- You are to co-ordinate the project team and facilitate delivery of best practices on the project
- Advice on best strategy to maintain quality of work and control wastage of materials
- Prepare requirements of materials
- Oversee all types of concrete work
- Resolve problems and issues that may arise during construction
- Ensure that the environmental impact of the project is managed
- Provide the company with sound clear advice throughout the project: the design/development potential, approximate building costs, the need for various statutory consents, project programming and likely time scales, the need to engage the services of other professional consultants and specialists
- Respond as accurately and appropriately as possible to the company brief
- See to the co-ordination of reconciliation of all final designs, specifications, Bills of Quantities, other tender/contract documents and inputs of all consultants to ensure that there no conflicts or discrepancies
- Issue Stability Certificate
- Monitor and inspect work undertaken by contractors
- Provide technical advice
- See to the structural testing of all materials
- Estimate the total requirement of the structural steel by building type
- Act at all times in the best interest of the project
- Ensure that all the different aspect of the construction including Architectural, Structural, Mechanical and Electrical including infrastructures are well implemented with the highest quality and best practices
- Collaborate with all other workers on the site to ensure standards are maintained at all times throughout the project
- Work within the constraint of existing services provision and liaise with the company to affect any amendments that may be necessary to achieve the intent of the Project
- Maintain the highest level of professionalism especially during each stage, is expected on the project and you should ensure that works are executed diligently and efficiently in accordance with development authority’s standard and specifications.
- In these roles, you will report to the Managing Director, of the reputable organization.
People Management:
- Provide site leadership within a team-based environment;
- Communicate regularly with project staff and specialized subcontractors to ensure standard controls are in place, understood and followed at all times;
Administrations:
- Manage and produce accurate formal reports in accordance with business/Project timetable;
- Proper supervision of subcontractors to ensure outlined work schedules are accomplished timely;
- Monitor all business information in relation to project including labor, material and sub-contractor cost forecasting thus ensuring budgets are adhered to;
- Assist management with a range of other duties as may be required from time to time;
- Liaise with Development Control and other regulatory bodies to ensure they are called for routine inspections and properly informed in case of any change in our development
- Ensure that we comply to all government regulations.
- In this role, you will report to the Managing Director, through the Office Manager/Corporate Services Manager of Gofa & Associates Nigeria Limited.
